DR. RAYE RICHARDSON APARTMENTS
Project Description
CHP's largest housing development will be built in Hayes Valley, on a site formerly occupied by the Central Freeway. Dr. Raye Richardson Apartments will become home to 120 formerly homeless individuals, and will include space for a social-venture business that provides employment training and jobs to building tenants. We are partnering with Mercy Housing California to develop this project, and when complete, Community Housing Partnership will be the owner and operator of the building.

February 2010
Building Name:
Formerly known as the Central Freeway Parcel G, through a community input process the building has been named in honor of Dr. Raye Richardson. Dr. Richardson is a scholar, political activist and co-founder of Marcus Books, the oldest African-American bookseller in the United States. An active participant in politics and community development in San Francisco, Dr. Richardson also served on the Western Addition Citizen’s Advisory Committee (WACAC).
Project Schedule:
We began construction on Feb 1, 2010 and expect completion and rent-up by the end of summer 2011.
Construction Information:
Work times/schedule:
1. Work hours 7 a.m. to 5 p.m. Most crews off site by 3:30 p.m. (Optional weekend work will begin at 8 a.m.)
2. Schedule outline
• Begin (February 1, 2010) Begin PG&E conduits
• Excavation/earthwork (February 2010-March 2010)
• Ground floor slab/ columns/ podium deck (April 2010-June 2010)
• Framing (June 2010- November 2010)
• Exterior finishes (November 2010- April 2011)
• Interior rough-in and finishes (August 2010- July 2011)
• Site/Street work (April 2011- July 2011)
3. Deliveries- within work hours. Large deliveries at lesser traffic times when possible.
Job set up:
1. Cahill will use the street parking area along Fulton and Gough as a pedestrian walkway for the duration of construction
2. Construction trailer will be located on the perimeter of the performing arts parking garage property facing the jobsite.
Safety:
1. Traffic control
• Main construction entry gate will be on Fulton St, with a temporary exit gate on Gough for vehicles with a large turning radius
2. Pedestrian safety a pedestrian walkway will be erected along the perimeter of the site
3. Security Guard on site during off work hours, typically 3:30 p.m. 7:00 a.m. weekdays & 24 hrs on weekends
Communication:
1. A white board will be set up at the entrance to the site for notifications
2. Flyers will be distributed to buildings in the surrounding area for important notifications as well as emails to the community contact list
